Deeply rooted in the Pacific Northwest, dating back to the late 1800's, Alliance Title & Escrow Corp. became part of the Futura Corporation family of companies in the spring of 1995. Alliance Title & Escrow Corp., in conjunction with our sister company AmeriTitle, Inc. is now one of the Pacific Northwest's largest title insurance agencies offering full service title and escrow to meet the needs of our customers. Alliance Title & Escrow Corp, in partnership with our sister company AmeriTitle, is able to offer full title and escrow products and services in the Pacific Northwest states, with direct operations in Idaho, Oregon, Washington, Montana and Wyoming.

Alliance Title & Escrow Corp. supports the following Best Practices:

Licensing

All Federal, State, Local and industry licensing is maintained, tracked and renewed as applicable. All current licenses are displayed in each of our locations, and available electronically upon request.

Escrow Trust Accounting

Appropriate and effective escrow controls and staff training help Alliance Title & Escrow Corp. meet client and legal requirements for the safeguarding of client funds, ensuring accuracy and minimizing the exposure to loss of client funds. Escrow funds and operating accounts are separately maintained. Escrow Trust Accounts are prepared with individual Trial Balances, properly identified as Trust Accounts and maintained in Federal insured institutions. Banking "Positive Pay" features, ACH filters and separation of accounts for international wires are utilized. All transactions are conducted by authorized employees only. Daily reconciliation of all trust accounts is conducted, with a full 3-way reconciliation completed on a monthly basis. Protecting NPI

Alliance Title & Escrow Corp. maintains a written privacy and information security program to protect Non-public Personal Information (NPPI) as required by local, state and federal law. This extensive policy incorporates thorough risk identification assessments, active, ongoing employee training, maintenance of proper retention and destruction of NPPI related documents, strict overseeing of all service providers, a complete data breach incident reporting program and fully documented Business Continuity and Disaster Recovery plan. Settlement Processes

Alliance Title & Escrow Corp. has adopted appropriate policies and conducts ongoing employee training to ensure the Company can meet state, federal and contractual obligations governing the settlement. We continually review all legal and contractual requirements to determine Alliance Title & Escrow (Alliance) obligations to record documents and incorporate such requirements in its written procedures, as they pertain to recording. Additionally, we maintain written procedures to ensure that customers are charged the correct title insurance premium and other rates for services provided by Alliance Title & Escrow. These premiums and rates are determined by a mix of legal and contractual obligations. Electronic copy of full policy and supporting documentation is available upon request.

Policy Production

Alliance Title & Escrow Corp. has adopted appropriate procedures for the production and delivery of title insurance policies to ensure that we can meet their legal and contractual obligations as it pertains to our underwriters. All title insurance policies are to be issued and delivered to customers within 30 days of recording of the instrument which created the insured interest, if terms and conditions of the title insurance commitment have been met. We have adopted appropriate procedures for the remittance of title insurance policies and premiums to ensure we meet all legal and contractual obligations with our underwriters. Insurance Coverage

Maintaining appropriate levels of professional liability insurance or errors and omissions insurance ensure Alliance Title & Escrow Corp. has the financial capacity to stand behind our professional services. In addition, state law and title insurance underwriting agreements may require a company to maintain professional liability insurance or errors and omissions insurance, fidelity coverage or surety bonds. Consumer Complaints

Alliance Title & Escrow Corp. maintains process for receiving and addressing consumer complaints to ensure reported instances or poor service or non-compliance do not go undiscovered. This corporate policy establishes the standard for responding to consumer complaints thru our electronic Consumer Complaint System. A complaint shall be defined as any expression of material discontent by a consumer regarding any portion of our service delivery that, if left unresolved, would likely lead to dissatisfaction with their experience in how our Company handled their transaction. All complaints are recorded and the resolution tracked thru this system. Each month a thorough analysis and self-assessment is made by Management to determine where additional training and procedural issues may need to be addresses. Complaints are not removed from said system after closure, but are maintained for reference and training purposes.
