Dono launched an artificial intelligence (AI)-powered data extraction and indexing solution that automatically extracts and indexes data from public records, including deeds, mortgages, liens and other documents. The customizable solution offers companies control over the output format.
Tali Gross, CEO of Dono, told The Title Report while the title industry is spending a lot of money on manual data extraction, the quality of the generated output varies significantly. It takes years to build a title plant in the traditional manner and Gross explained that coverage gaps cause operational problems that have a ripple effect into other aspects of the business.
“We built this solution because the industry needed AI that actually understands property records,” Gross said. “The models have been trained on millions of documents across more than 700 counties, so the system can handle how wildly these records vary depending on where and when they were filed. … Coverage continues to expand based on client needs, with recent additions including Nevada and Arkansas.”
The platform, which took about 18 months to develop, uses proprietary AI to process 2 million records daily. Quality assurance protocols combine AI validation with human review checkpoints to ensure data accuracy. While the average industry standard provides four to eight data points per record, Dono’s solution is capable of providing 45 or more data points per record.
The solution extracts data from search packages including unbundling and converting into various formats such as title search reports and commitments, building new title plants from historical records, maintaining existing plants with steady update cadence and modernizing legacy search systems. Companies can configure extraction parameters, indexing structures and data formatting to match their existing database schemas. Integration options include API connectivity, batch processing and white-label delivery.
Gross noted companies that are using this platform are reducing document processing time by 95 percent or more while also improving accuracy and consistency.
“Work that used to take a very long time now happens much faster,” he said.
Gross shared that clients have praised the solution’s speed, the consistent data formatting it provides, its flexibility and its ease of implementation.
“Teams can handle higher volumes without needing to staff up proportionally,” he added.
Discussing quality, Gross said clients appreciate the AI-plus-human review approach.
“(This) approach provides accuracy that exceeds manual processes, with consistency that doesn't vary day-to-day or drop off from fatigue,” Gross said.
Gross added data formatting is more consistent across submissions and companies can use customizable validation rules to automatically enforce their own quality standards.
Dono’s solution allows companies to define the data that needs to be extracted and the way it should be formatted.
“The solution adapts to their processes instead of forcing them to change how they work,” Gross stated.
Title companies, underwriters and agencies nationwide are using the platform, which is operational across all 50 states.
