reQuire Real Estate Solutions has launched a new national, municipal lien search solution to help title settlement agents, Realtors, and consumers find unrecorded municipal liens, code violations and permit issues on residential and commercial properties.
reQuire said its new solution can identify unresolved, non-title, non-recorded issues such as property taxes, special assessments, tangible personal property taxes, utility liens, code enforcement, and open/closed/expired permits.
“In many jurisdictions, an outstanding municipal lien, an unpaid utility bill, a code violation or an open permit becomes the responsibility of the buyer, if it is not identified and dealt with prior to closing,” reQuire Chief Operating Officer Shannon Cobb said in a statement.
“In some cases, an open code violation may require the new owner to make repairs to bring the property up to code, and then pay hefty fines and additional penalties,” Cobb added. “Our new solution gives buyers and their Realtors and title agents a simple way to prevent, unhappy and expensive surprises in the future.”
